The same is to be said for your refurb, the cheapest quote isn't always the best choice. Is it like for like, based on a detailed specification prepared and given to all builders to quote from? If you don't take the time to prepare a specification you will not get consistency with returned quotations, which means making an informed decision very difficult.
I am looking at how the builder is presenting their quote and themselves. Is it a back of a fag packet scenario or is it professionally collated with their business branding and contact details? I know which one I would be taking more seriously, DO YOU?
How have you budgeted for this project? If you have gone in with a "I need to save some money, so I think I'm just going to go for the cheaper option." This is a scarcity mentality and, in all honesty, naive! You are likely to pay more and the perceived professional quote will end up being cheaper in the long run.
Property is a business, please start treating it like one.
When you next have a project, say the below to yourself:
"You think it's expensive to hire a professional, just wait until you hire an amateur".
